Terms and Conditions

1. Acceptance of Terms

By accessing and using Sharay's Barossa Sanctuary website and booking our accommodation services, you accept and agree to be bound by these Terms and Conditions. If you do not agree to these terms, please do not use our services.

2. Booking and Reservations

2.1 Booking Process

All bookings are made through our authorised booking platforms, including Airbnb. By making a reservation, you agree to the terms of the respective booking platform as well as these Terms and Conditions.

2.2 Guest Requirements

  • The primary guest must be at least 18 years of age
  • Maximum occupancy must not exceed 6 guests as specified in the listing
  • All guests must be registered at the time of booking
  • Valid identification may be required upon check-in

2.3 Check-in and Check-out

  • Check-in time: 2:00 PM
  • Check-out time: 11:00 AM
  • Early check-in or late check-out may be available upon request and is subject to availability

3. Cancellation Policy

Partial refund: Guests who cancel 7–30 days before check-in get 50% back. After that, your trip is non-refundable.

We recommend travel insurance to protect your booking investment.

4. House Rules

You'll be staying in someone's home, so please treat it with care and respect.

4.1 Checking In and Out

  • Check-in after 2:00 PM
  • Checkout before 11:00 AM
  • Self check-in with key safe

4.2 During Your Stay

  • 6 guests maximum
  • No pets
  • No parties or events
  • No smoking

4.3 Additional Rules

  • Please do not increase the spa temperature past 37°C as this overheats the pump
  • Please do not leave the inside fire unattended and be sure to extinguish any fire in the firepit outside before you finish up for the evening
  • SA fire restrictions must be adhered to with regards to the fireplace and fire pit
  • No commercial photography or filming allowed

  • Return keys

5. Property Care and Liability

5.1 Guest Responsibilities

Guests are expected to treat the property with care and respect. You agree to:

  • Keep the property in a reasonable condition
  • Report any damage or maintenance issues immediately
  • Not remove any items from the property
  • Follow all safety guidelines and instructions provided

5.2 Damage and Security Deposit

A security deposit may be required through the booking platform. Guests are liable for any damage caused during their stay beyond normal wear and tear. Costs for repairs or replacement will be deducted from the security deposit or charged to the payment method on file.

5.3 Limitation of Liability

Sharay's Barossa Sanctuary is not liable for:

  • Loss, theft, or damage to guest belongings
  • Personal injury unless caused by our negligence
  • Disruption to services beyond our control
  • Actions of third parties

6. Privacy and Data Protection

Your privacy is important to us. Please refer to our Privacy Policy for information on how we collect, use, and protect your personal data.

7. Intellectual Property

All content on this website, including text, images, logos, and design elements, is the property of Sharay's Barossa Sanctuary and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or use any content without our express written permission.

8. Changes to Terms

We reserve the right to modify these Terms and Conditions at any time. Changes will be effective immediately upon posting to this website. Your continued use of our services after any changes constitutes acceptance of the new terms.

9. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of South Australia, Australia. Any disputes arising from these terms will be subject to the exclusive jurisdiction of the courts of South Australia.
